Cortex Building Intelligence Alternative | Nectar
Cortex pairs people with software to optimize electricity in Class A office towers and mitigate LL97 exposure. Nectar covers every commodity across every site type, globally, from the bill up.

Cortex Building Intelligence is a New York company serving Class A and B office portfolios with budget-variance tracking, portfolio energy KPIs, expert-validated real-time optimization, and Local Law 97 decarbonization guidance. It reports more than 95 million square feet under management with tenants including ESRT, Silverstein, RXR, and Savanna.
Its model is high-touch by design: software plus expert operators who validate recommendations before they reach the building engineer. For trophy office assets facing LL97 penalties, that combination (deep NYC specialty, capital planning guidance, fine mitigation) is worth paying for, and it is a category of expertise Nectar does not offer.
The scope is correspondingly narrow. Cortex concentrates on electricity in commercial office buildings, primarily in New York. Nectar collects and parses electricity, gas, water, waste, steam, fuel, and solar across more than 7,000 utility providers globally, for manufacturing, healthcare, retail, telecom, data center, and office sites alike, and sells the underlying data feed through an API.
Challenge
Single-commodity coverage leaves Scope 1 reporting incomplete.
Solution
Nectar parses gas, water, waste, steam, fuel, and solar alongside electricity from one collection pipeline.
Challenge
City-specific tooling does not extend to a national portfolio.
Solution
Coverage of more than 7,000 providers globally means the same platform serves every market your portfolio touches.
Challenge
Optimization insight is only as good as the underlying bill data.
Solution
Nectar parses every line item at 99.2% accuracy and links each value to its source bill, so variance analysis rests on verified figures.
LL97 is a real deadline and Cortex is built for it
New York’s Local Law 97 attaches financial penalties to building emissions above defined thresholds, and the compliance periods are tightening. For an owner with Manhattan office assets, the question is not whether to invest in reduction but which investments actually move the emissions number before the next threshold.
That is capital planning informed by operational data, and Cortex has specialized in it. Their expert-validated model means a building engineer receives a recommendation that a person has already sanity-checked against the asset, which reduces the failure mode where an analytics platform generates plausible advice nobody acts on.
Nectar’s role in an LL97 context is upstream: making sure the consumption data underlying the emissions calculation is complete, metered rather than estimated, and traceable, because a penalty calculation built on gaps is a penalty calculation you cannot contest.
Portfolio breadth changes the requirement
A single-city, single-asset-class portfolio can justify a specialist. A portfolio spanning several cities, asset classes, and commodities usually cannot, because each specialist covers one slice and somebody has to reconcile the rest.
Nectar is built as the layer that stays constant underneath. One collection pipeline, one normalization model, one completeness view, one export path: whether the site is an office tower in Manhattan, a distribution center in Texas, or a plant in Germany. Specialist tools can then sit on top of that data for the assets that warrant them.
For an owner whose entire portfolio is New York office, that argument is weaker and Cortex’s depth is the stronger buy.
Where Nectar fits
Choose Cortex if your portfolio is New York Class A and B office space, LL97 exposure is the pressing problem, and you want expert-validated optimization alongside the software. Choose Nectar if your portfolio spans multiple cities, asset classes, or commodities, or if you need the validated utility data feed itself rather than an application built on top of it.
Frequently asked questions
Does Nectar provide LL97 compliance guidance?
Nectar provides the consumption and emissions data that LL97 calculations depend on, complete and auditable. Capital planning advice on which retrofits to fund is consulting work that Cortex does and we do not.
Does Nectar do real-time building optimization?
Nectar surfaces interval and meter-level data alongside billing data, which supports load and demand analysis. Real-time equipment-level optimization with expert validation is Cortex’s model and a different product.
Can Nectar handle a mixed portfolio of offices and industrial sites?
Yes. There are no asset-class assumptions in the data model, and commodity coverage spans electricity, gas, water, waste, steam, fuel, and solar, which matters more for industrial sites than for offices.
We want the data in our own analytics stack.
That is a core Nectar use case. The full dataset is available through an API, which is how brokers, ESCOs, and software companies consume it. Cortex is built as a destination application rather than a data feed.
