What a coverage guarantee actually commits to
Enertiv markets 100% utility data coverage, and it is worth understanding what a claim like that means before treating it as settled. Coverage guarantees generally cover the vendor obtaining a value for each expected account and period, which may include estimated or manually keyed values where automated collection is not available.
Nectar takes the opposite approach: rather than guarantee a number, we make completeness continuously visible and let you interrogate it. The completeness view shows consumption data points for any period at any level of granularity, distinguishes collected data from gaps, and links every value to the source document. If a number is estimated, you can see that it is estimated.
For a GRESB submission or a lender request, an auditable view that admits its own gaps tends to be more defensible than a headline percentage. Both approaches are legitimate; they optimize for different things, and it is worth asking any vendor how an estimate is distinguished from a meter read in their output.
Tenant data and where Enertiv is genuinely stronger
In NNN and tenant-controlled spaces the landlord frequently has no access to the utility account at all, which makes the data problem structural rather than technical. Enertiv has invested fifteen years in exactly this: shadow metering, mobile meter reads, and tenant engagement workflows built for CRE operations teams.
If your portfolio is predominantly tenant-controlled and that data has always been the missing piece, Enertiv addresses it directly and Nectar does not offer an equivalent capture mechanism. The same goes for their demand response and ISO connections, which turn utility data into a revenue line rather than a reporting cost.
Where Nectar is the better answer is everything upstream of that: landlord-controlled accounts across a large or geographically dispersed portfolio, non-real-estate sites in the same organization, and the case where you want the data feed itself rather than an application built on it.

Choose Enertiv if your portfolio is commercial real estate, tenant-controlled space is where your data actually goes missing, and you want demand response revenue alongside reporting. Does Nectar handle tenant-controlled NNN spaces?
Nectar collects from any utility account you can authorize, including tenant accounts where the tenant grants access. What we do not offer is Enertiv’s shadow metering and mobile meter-read capture for spaces where no account access exists at all. If that is the core of your data gap, Enertiv addresses it more directly.
Can Nectar produce ENERGY STAR and GRESB-ready output?
Yes. Nectar syncs directly to ENERGY STAR Portfolio Manager and exports to 20+ carbon, ESG, and ERP integrations, with the audit trail intact so submissions are defensible rather than assembled from spreadsheets.
We are a software company that wants the data, not another dashboard.
That is a core Nectar use case and it is not one Enertiv is built for. Brokers, ESCOs, and climate software companies buy the Nectar API to power their own products, with line-item bill data and interval reads delivered into their systems.
How quickly can either platform be deployed?
Nectar is designed for fast onboarding because collection is automated rather than configured per building. Enertiv’s model involves more per-asset setup, which is the cost of the tenant-level depth it provides. Ask both vendors for a realistic time to first complete reporting period on a portfolio your size.
