Utility bills for hotels, measured per occupied room
Hotels run around the clock, with energy and water costs that rise and fall with occupancy. Nectar collects and validates every utility bill across your properties, tracks energy and water per occupied room, and keeps benchmarking and brand reporting current without asking property teams for spreadsheets.

Hotel properties are usually run independently, by different management companies, under different brands, in different utility territories. Decisions about HVAC schedules, laundry, pools, and kitchens are made locally, so building a consistent picture of energy and water use across a portfolio is hard. Guest comfort comes first, which means savings have to come from data, not from turning things off.
Owners, operators, and brands also face benchmarking ordinances and brand sustainability programs that ask for complete annual data. Nectar gives every party one validated data set, collected from the utilities directly.
Challenge
Property teams send data late, in different formats, or not at all.
Solution
Nectar collects bills directly from 7,000+ utilities, parses each at the line-item level, and tracks missing and partial months by property, with tasks assigned to whoever owns each gap.
Challenge
Costs move with occupancy, so year-over-year comparisons mislead.
Solution
Custom variables store monthly occupied rooms or room nights for each property, so energy and water are tracked per occupied room, alongside weather-normalized trends.
Challenge
Benchmarking ordinances and brand programs require complete annual data.
Solution
Property data stays synced with ENERGY STAR Portfolio Manager, which supports hotel benchmarking, and exports go to carbon accounting platforms with an audit trail.
Energy and water per occupied room
Electricity, gas, water, and sewer data are tracked against occupancy, so properties are compared on how efficiently they serve guests rather than on total spend. Unusual usage, such as a water leak or a stuck HVAC schedule, is flagged as soon as each bill is processed.
Each property’s accounts are reviewed against available rate schedules once 12 months of data are in, which matters for properties whose occupancy swings by season.

Owners, operators, and brands
Each owner group or management company can be set up as its own company under one organization, with members invited by role and site. Asset managers see the portfolio, and property teams see their own hotels.
Bills can be paid through regulated payment partners for US properties or delivered to each property’s accounting system as coded payables.

What changes for hotel teams
Complete data without chasing properties
Before Nectar, asset managers emailed every property for bills. After, bills arrive from the utilities and gaps are tracked by property.
→ Data completenessProperties compared per occupied room
Before Nectar, a busy summer looked like an efficiency problem. After, energy and water are compared per occupied room.
→ BenchmarksBenchmarking submissions ready
Before Nectar, ordinance deadlines meant weeks of data entry. After, property data stays synced with ENERGY STAR Portfolio Manager.
→ ENERGY STARFrequently asked questions
Can Nectar track energy per occupied room?
Yes. Enter or import monthly occupied rooms or room nights as a custom variable for each property, then use it as the intensity denominator in analytics and exports.
Does Nectar work with ENERGY STAR for hotels?
Yes. Nectar syncs electricity, natural gas, and district steam data to ENERGY STAR Portfolio Manager, with per-meter start dates and safe handling of overlapping records.
Can management companies and owners share one platform?
Yes. Each owner group or management company can be its own company under one organization, with access limited by role and site.

Carbon accounting requires accurate utility data collection
Carbon accounting has 3 steps: data collection, emissions calculation, and data reporting. Error rates of 10% in data collection compound into worse error in the CDP report. Garbage in, garbage out.
