Zego Alternative | Nectar
Zego runs multifamily utility expense management and resident billing at enormous scale inside a property management platform. Nectar covers commercial and industrial portfolios globally with ESG-grade output.

Zego is a San Diego property-management automation company, backed by Global Payments, serving more than 7,000 management companies and over 15 million units. Its Zego Utility module handles multifamily utility expense management, invoice auditing, accounts payable, and resident utility billing and cost recovery.
The scale and the multifamily workflow depth are the story. Resident billing, mobile bill presentment, deep property management system integrations, and decades of operational experience make Zego a default for large multifamily operators, and none of that is territory Nectar competes in.
Nectar serves a different portfolio and a different output. Commercial and industrial sites globally across more than 7,000 utility providers, multi-commodity parsing, ENERGY STAR Portfolio Manager sync, carbon and ESG exports, and a data completeness and audit trail depth built for sustainability reporting rather than for resident cost recovery.
Challenge
Multifamily platforms do not extend to commercial and industrial sites.
Solution
Nectar covers offices, warehouses, manufacturing, retail, and institutional assets with no asset-class assumptions in the data model.
Challenge
Resident billing output is not sustainability reporting output.
Solution
Nectar syncs to ENERGY STAR and exports to 20+ carbon, ESG, and ERP integrations directly from validated consumption data.
Challenge
ESG disclosure requires provenance the AP workflow does not retain.
Solution
Every value links to its source bill image, giving auditors and investors a complete evidence chain.
Cost recovery and carbon reporting want different data
Resident cost recovery needs an accurate dollar amount allocated to an occupied unit for a defined period. Carbon reporting needs accurate consumption by commodity, normalized to a common unit, complete across every asset, and traceable to a source record.
Those requirements diverge in ways that matter. Recovery tolerates an estimated read that trues up next month, because the accounting eventually balances. Emissions reporting does not, because the estimate is published in a disclosure that does not true up.
A platform optimized for recovery is therefore not automatically suitable for disclosure, even where it holds much of the same raw data. Nectar is optimized for the disclosure requirement, which is why completeness is a live surface and estimated values are labeled as such.
When a multifamily operator also owns commercial assets
Mixed portfolios are where this comparison becomes concrete rather than theoretical. An operator with apartment communities plus retail, office, or self-storage assets finds that the multifamily platform covers most of the units and none of the rest, leaving the commercial slice on spreadsheets.
That slice is frequently the one drawing scrutiny: commercial assets are more likely to fall under local benchmarking ordinances, green financing covenants, and investor ESG requests than residential units are.
Running Zego for multifamily operations and Nectar across the whole portfolio for sustainability reporting resolves that cleanly, without asking either platform to do the job it is not built for.
Where Nectar fits
Choose Zego if you are a multifamily operator and your priority is resident billing, cost recovery, and utility AP inside a property management platform at scale. Choose Nectar if you need commercial and industrial coverage, ESG and benchmarking output, or an audit trail that supports disclosure rather than cost allocation.
Frequently asked questions
Does Nectar do resident utility billing?
No. Resident billing, mobile bill presentment, and cost recovery are Zego’s domain and we do not offer an equivalent. Nectar covers the supplier-side data and reporting layer.
Can Nectar cover multifamily assets?
Yes, for utility data collection and sustainability reporting on the master-metered and landlord-controlled accounts. What we do not provide is the resident-facing billing workflow that makes Zego valuable in that vertical.
Does Nectar handle accounts payable coding?
Nectar produces parsed, coded utility data that can be exported into an AP or ERP system, but it does not execute payment or manage AP workflow the way Zego’s module does.
What does Nectar add for an operator already running Zego?
ENERGY STAR sync, carbon and ESG exports, portfolio-wide completeness tracking, multi-commodity coverage, and per-value provenance, plus coverage of commercial assets that a multifamily platform leaves out.

Carbon accounting requires accurate utility data collection
Carbon accounting has 3 steps: data collection, emissions calculation, and data reporting. Error rates of 10% in data collection compound into worse error in the CDP report. Garbage in, garbage out.
