Logical Buildings runs two connected products from Livingston, New Jersey. SmartKit AI handles commercial building energy and carbon monitoring plus benchmarking-law compliance, and GridRewards is a residential demand-response app. It is active across New York, Boston, Dallas, Los Angeles, San Francisco, Seattle, Washington DC, Chicago, and Miami, with notably deep penetration in the New York co-op and condo market.

The distinctive move is pairing compliance data with revenue. Demand response and virtual power plant participation turn a building’s flexibility into cash, which reframes an energy program from a cost center into something with a return attached. For an owner weighing compliance spending against budget pressure, that is a persuasive angle Nectar does not offer.

Nectar’s scope is broader on data and narrower on execution. We aggregate multi-commodity utility bills across more than 7,000 providers globally, parse every line item, track completeness, and run dedicated ESG export and data API business lines. Demand response earnings are real, and in markets with active programs they can offset a meaningful share of a compliance budget. Where the argument narrows is geography and asset type: the programs exist in specific ISO territories, pay according to local rules, and require the building to have flexibility worth dispatching.

For a portfolio concentrated in those markets with dispatchable load, Logical Buildings offers something Nectar does not and the revenue case can carry the decision on its own. For a portfolio spread across markets without programs, or made up of assets with little flexibility, the revenue line thins considerably.

Benchmarking laws are multi-commodity

Most benchmarking ordinances (New York, Boston, Chicago, and Seattle among them) require whole-building energy and often water, covering every fuel the building consumes rather than electricity alone. A submission missing gas or water is incomplete regardless of how good the electricity data is.

Nectar collects each commodity from the provider that bills it and reconciles them into one building-level picture, then syncs to ENERGY STAR Portfolio Manager, which most jurisdictions use as the submission mechanism.

The completeness view matters particularly here, because benchmarking deadlines are fixed and a gap discovered a week beforehand is a scramble, while the same gap visible in month two is routine.

No. Demand response enrollment, dispatch, and virtual power plant participation are what Logical Buildings provides, and we do not offer an equivalent. If monetising flexibility is a priority, that is a genuine reason to choose them.

Does Nectar support local benchmarking law compliance?

Yes, by supplying complete multi-commodity building data with provenance and syncing to ENERGY STAR Portfolio Manager, which most benchmarking ordinances use as the submission path.

Can Nectar and Logical Buildings work together?
