Genea is a Los Angeles area company providing cloud submeter and tenant utility billing for commercial real estate. It automates meter reading through a building management system feed or QR-code photo capture, generates tenant invoices, and allocates costs. What Genea does is downstream of the utility: taking a landlord’s consumption and dividing it fairly among tenants, then issuing invoices that stand up to tenant scrutiny. That is a real operational job with real revenue attached, and Nectar does not do it. We do not generate tenant invoices or allocate submetered cost.
Nectar works upstream. We aggregate the supplier-side utility bills across a portfolio, more than 7,000 providers globally, parse every line item, detect account-level anomalies, track completeness, and export to ENERGY STAR and carbon platforms. The two systems sit on opposite sides of the building meter and answer different questions.

Both sides of the meter
A commercial building has two distinct utility data problems. On the supply side, the utility issues a bill for the whole building or a set of accounts, and somebody has to verify it is correct, record it, and report on it. On the demand side, that cost has to be allocated across tenants in a way each tenant will accept.
Genea solves the second problem well. Nectar solves the first. Neither substitutes for the other, and buildings that run both are common: the incoming bill is validated and recorded by one system, and the recovery is calculated and invoiced by another.
The failure worth avoiding is recovering costs from a bill that was itself wrong. A misapplied demand-charge error or a lapsed tax exemption on the supplier bill propagates straight through the allocation into every tenant invoice, which is a harder conversation than catching it upstream.
Portfolio reporting is a different shape from building operations
Tenant billing is inherently per-building: this meter, this tenant, this period. Sustainability and benchmarking reporting is per-portfolio: total consumption by commodity across every asset, with completeness demonstrable and every figure traceable.
Those requirements pull system design in different directions, which is why platforms rarely do both well. Nectar is built for the portfolio view: the completeness surface covers site, account, and meter level for any period, and export paths run to ENERGY STAR and 20+ carbon, ESG, and ERP integrations.
For an owner facing both benchmarking compliance and tenant recovery, the pragmatic answer is a specialist on each side rather than a compromise across both.

Frequently asked questions
Does Nectar generate tenant invoices?
No. Tenant billing and submeter-based cost allocation are what Genea does, and we do not offer an equivalent. If issuing accurate tenant invoices is your problem, Genea addresses it directly.
Does Nectar read submeters?
Nectar works from utility provider accounts and bills rather than from submeters or building management systems. Where submeter data exists it can be brought in for reporting, but capture is not something we perform.
Can both systems run in the same building?
Yes, and it is a sensible arrangement. Nectar validates and records the incoming supplier bill and handles portfolio reporting; Genea allocates and invoices tenants from the building meter down.
What does Nectar add for a CRE owner already using Genea?
