RealPage Alternative | Nectar
Nectar provides purpose-built utility data management for sustainability and energy teams, with automated collection, granular line-item parsing, and one-click carbon reporting exports.

RealPage is one of the two dominant multifamily property management platforms in the United States, with utility management and resident billing modules attached to the accounting and leasing core. For an operator standardized on it, keeping utility cost inside the same system is a real advantage: allocation lands in the right account and reconciles against the general ledger without an external integration.
That advantage is specific to cost. Utility data has a second consumer, sustainability and benchmarking reporting, and it wants a different output: consumption by commodity, normalized, complete across every asset, and traceable to a source document.
Nectar is built for that second output. Line-item parsing across more than 7,000 providers globally covers every charge component, one-click exports run to ENERGY STAR Portfolio Manager and 20+ carbon, ESG, and ERP integrations, and every data point links to the original bill so the evidence chain exists before an auditor asks.
Challenge
Generic property management tools lack granular utility data features.
Solution
Nectar is purpose-built for utility data, parsing every line item including demand, supply, delivery, taxes, and fees.
Challenge
Carbon reporting requires manual data transformation and exports.
Solution
One-click exports to EnergyStar, Watershed, Persefoni, and 20+ integrations.
Challenge
No audit trail linking reported data back to original source documents.
Solution
Every data point in Nectar links directly to the original bill, creating the evidence chain auditors and stakeholders require.
Where a multifamily platform stops covering the portfolio
Mixed portfolios are where this becomes concrete. An operator with apartment communities plus retail, office, or self-storage finds the property platform covers the units and leaves the commercial assets on spreadsheets, and commercial assets are precisely the ones most likely to fall under local benchmarking ordinances, green financing covenants, and investor ESG requests.
Nectar has no asset-class assumptions in its data model, so multifamily, commercial, and industrial sites run on one platform with one completeness view and one export path. The property system keeps doing cost allocation; the data layer covers the whole portfolio.
Where Nectar fits
Choose the RealPage utility module if cost allocation and resident recovery inside your property system are the job. Choose Nectar when the requirement becomes sustainability reporting: complete multi-commodity consumption across commercial assets too, with line-item detail and an audit trail that holds up under scrutiny.
Frequently asked questions
Does Nectar do resident utility billing?
No. Resident billing and vacant cost recovery are multifamily-specific workflows that RealPage provides and we do not. Nectar covers the supplier-side data and the sustainability reporting output.
Can Nectar and RealPage run together?
Yes, and it is the common arrangement. Nectar handles collection, parsing, completeness, and reporting exports, and coded cost data can be exported into the property system for accounting.
Why not just use the utility module we already pay for?
For cost allocation, you probably should. For benchmarking submissions and anything facing assurance, a module built around dollars allocated to properties generally cannot produce metered consumption with provenance, which is what those outputs require.
Does Nectar cover water and waste as well as energy?
Yes, along with steam, fuel, and solar where those appear on utility billing, which matters because most benchmarking ordinances require whole-building energy and often water, not electricity alone.

Carbon accounting requires accurate utility data collection
Carbon accounting has 3 steps: data collection, emissions calculation, and data reporting. Error rates of 10% in data collection compound into worse error in the CDP report. Garbage in, garbage out.
