Yardi vs Measurabl vs Conservice
One shortlist spanning three categories at once: property management, ESG reporting, and utility expense management. Vendor consolidation versus best-of-breed, in a single decision.
A property owner consolidating vendors ends up comparing these three even though they are not the same kind of product. Yardi is the property management system. Measurabl is the ESG reporting platform. Conservice is the utility expense management service. Each will tell you it can cover enough of the others to make a second vendor unnecessary.
That claim is partly true in every case and completely true in none. Yardi handles utility cost inside property accounting but not investor-grade ESG disclosure. Measurabl handles ESG disclosure but not bill payment or property accounting. Conservice handles collection, audit, and payment but delivers reporting rather than a dataset you interrogate.
Consolidation saves contracts and costs depth, and the right amount of consolidation depends on which output faces the most scrutiny. What consolidation does not resolve is whether the utility data underneath is complete and traceable.

Rows marked “via partner network” are delivered by Nectar partners (energy brokers, procurement consultants, and trading desks in the Nectar Marketplace of Solutions), rather than by Nectar directly. Bill pay is executed by Nectar or through an integrated payment provider depending on the customer.
Competitor details are taken from each vendor’s own published material and were accurate at the time of writing: Yardi, Measurabl, Conservice.
What each vendor is actually good at
Yardi
A dominant real-estate property management system with utility and ESG modules layered onto the core accounting and operations platform.
Best fit for
Property owners already standardized on Yardi who want utility data inside the system their teams use daily.
Where Yardi wins
- Deep integration with the property accounting system of record
- Enormous installed base across commercial and multifamily real estate
- Operational workflows already familiar to property teams
- One vendor relationship across property operations
Where Nectar wins
- Nectar is purpose-built for utility data rather than a module on a PMS
- Line-item parsing including demand, supply, delivery, taxes, and fees
- Coverage across non-real-estate sites in the same organization
- A completeness view and audit trail built for sustainability assurance
Measurabl
The most widely adopted ESG data platform for commercial real estate, covering benchmarking, GRESB submission, and portfolio sustainability reporting.
Best fit for
REITs and real-estate investors whose primary requirement is portfolio ESG disclosure and GRESB performance.
Where Measurabl wins
- Dominant adoption among real-estate investors and GRESB submitters
- Deep benchmarking and portfolio ESG reporting features
- Established data-sharing relationships across the CRE ecosystem
- Broad market recognition in institutional procurement
Where Nectar wins
- Nectar goes deeper on the bill itself, with line-item parsing and published accuracy
- Coverage of 7,000+ providers globally, including non-real-estate sites
- A data completeness view with one-click actions rather than a coverage report
- A raw data API for brokers and software companies
Conservice
A large utility expense management provider delivering bill collection, audit, and payment as a managed service, with particular depth in multifamily and commercial real estate.
Best fit for
Multi-site owners who want the whole utility process handled by someone else and are comfortable trading self-service for coverage.
Where Conservice wins
- Enormous operational scale and established real-estate relationships
- Executes bill payment and manages utility vendor relationships
- Resident and tenant billing workflows alongside expense management
- A single vendor for collection, audit, payment, and reporting
Where Nectar wins
- Nectar is self-serve software with a live completeness view rather than a reporting cycle
- Published coverage and accuracy figures you can hold us to
- Interval and meter-level data alongside billing data
- A raw data API for brokers and software companies
What assurance actually tests
When an assurance provider reviews a sustainability disclosure, they do not audit the platform. They sample reported figures and ask what evidence supports each one. A number that cannot be traced to an underlying record is a finding regardless of how sophisticated the system that produced it.
This is where the collection layer determines whether a reporting platform can be defended. If utility data arrived by spreadsheet, by manual entry, or by an integration that discarded the source document, the evidence chain has a hole in it that no amount of methodology closes.
Nectar retains the bill image, the parsed line items, the meter identifiers, and the service period together, so answering an assurance question is a lookup rather than an investigation, and estimated values are labeled as estimates rather than silently mixed with metered ones.
Where Nectar fits
Consolidate where the output is internal and specialize where it faces investors or regulators. Yardi for property accounting, Measurabl for ESG disclosure, Conservice if you want the utility process outsourced including payment. Underneath any combination, one utility data layer stops the same portfolio producing two different consumption numbers.
Frequently asked questions
Can one of these three replace the other two?
Not cleanly. Each covers adjacent ground at reduced depth. The version of consolidation that usually works is one system of record for property accounting, one specialist for whichever output faces external scrutiny, and one data layer feeding both.
Where does bill payment sit in this?
Conservice, Yardi, and Nectar all execute payment; Measurabl does not. Nectar pays bills from the same platform that collects and validates them, so every payment reconciles against error-checked line-item data. If payment is part of the requirement, establish that before comparing anything else.
We need GRESB and cost allocation. What is the minimum stack?
A property system for allocation, an ESG platform for GRESB, and a utility data layer that feeds both from one validated dataset. The failure mode is letting each platform collect its own data, which produces two consumption figures that disagree.
How does Nectar fit alongside all three?
As the collection layer. Nectar automates capture from 7,000+ providers, parses line items, tracks completeness, and exports coded cost data to the property system and validated consumption to the ESG platform.
